Level 2 — Analyze

Pricing Any portfolio ~2 min Read-only

Who it’s for — and what to expect: you run one or more rentals and want to know — without opening five dashboard tabs — what similar rentals actually charge, when the next booking surges are coming, and whether your prices sit low, mid, or premium. Expect a short briefing with real numbers from your own market: your comp set’s price range, supply by bedroom count, the surge dates worth pricing up for, and a plain statement of where you stand. About two minutes.

Before you start

Start a NEW chat — tools only appear in new conversations. Read access is enough. Your listing must be actively priced in PriceLabs.

The prompt

Copy-paste as one message:

See exactly where you sit in your market
Map my market for listing [ID — you'll find it in PriceLabs] on [your PMS].
Use these PriceLabs tools: get_listings, then get_neighbourhood_data (detail mode, with prices and competitors).
Output: a short briefing with four sections —
1) My comp set's price range: 25th / median / 75th / 90th percentile, and what guests actually book at.
2) Market supply by bedroom count.
3) Demand and price surge dates over the next 12 months, with their %.
4) Where my rates sit against all of it.
State the time window on any percentage. Flag any data you couldn't retrieve — don't invent numbers.
Pro tip

Run it once per season — the surge dates alone (a +9% booking window your calendar doesn’t know about) usually pay for the two minutes. If you get “pricing data not in cache”, open the listing once in your dashboard and re-run. Want to know WHY each surge is happening? Add the Local-Intelligence Add-On.
